Improvements: The home on the ranch was recently built and was finished out with fantastic attention to detail that you need to see to believe. The two-story home provides ample living quarters, 2 bedrooms and 2 baths, covered parking for your RV, and additional garage and storage space. The layout of the home is really functional for the ranch with the master suite and main living space upstairs and the other bedroom downstairs, all with modern design touches that are something you would find in a high-end magazine.

Land: The ranch has fantastic diversity in both habitat and terrain features ranging from hilltop views for miles to the deep, dramatic valley below. The rolling topography mixed with scattered oak mottes and other good cover create an ideal setting for a great recreational hunting ranch. There is a good internal road in place to allow access the majority of the ranch and the place drives bigger than it is. The big valley at the north end of the ranch is a major offshoot of Sycamore Creek and the high point at the south end of the ranch create idyllic views as seen in the pictures. There are two high fenced pens near the home that can be used for a number of uses and are in great condition.

Water: There is one water well servicing the home near the entrance to the ranch and the rolling topography on the ranch lends itself to a couple good wet weather creeks found throughout. Location/Access: Location of the ranch is superior, being found only 3 miles from Segovia, TX with paved frontage on FM 2169, only about 1 mile off of Interstate 10. The ranch is only about 10 miles to Junction and 40 miles to Kerrville.
