LAND
Situated amongst a nice Hill Country setting, the Oak View Ranch is a beautiful 250 +/- acre hunting and recreational property located 25 +/- miles northwest of Leakey, Texas off of paved FM 3235. This nicely shaped ranch has quality improvements, a unique diversity in terrain and good views. It is unusual for a ranch this size to have as much diversity in terrain as it does. The east side of the property has a gentle roll to it with large oaks and very little cedar. Towards the west, terrain transitions into beautiful canyon country with three big beautiful draws. These draws are perfect for holding game. The draws are also an ideal landscape for bow hunters to take advantage of.
The ranch rests along the southern portion of the Edwards Plateau with views at nearly every turn. Some of the best lookout points are near the headquarters where the elevation reaches 2,340 +/- asl. There are many building sites on this large ridge that take advantage of the incredible views. Relief in elevation descents to 2,160 +/- asl at the bottom of the main draw in the middle of the ranch.
There is a healthy selection of native grasses that cover the rolling terrain. Vegetation includes live oak, spanish oak, lacey oak, pinon pine and cedar. Flint rock is present in many areas of the ranch, inviting the possibility to discover Native American artifacts during a morning hike or twilight excursion.
The ranch has a submersible pump water well located near the improvements. The well provides water to the ranch house, multiple troughs, and also has the ability to supplement a stock tank in the main pasture.
Hunting is excellent with frequent sightings of native and exotic game, which include white tail deer, scimitar oryx, blackbuck antelope and feral hogs. The diversity in terrain makes this a special ranch to hunt out of a blind or in a bow stand.
There are two 15 +/-acre traps that are fenced in with troughs. These small acreage areas could be a good location to keep horses.
IMPROVEMENTS
The fenced in headquarters has a nice sized 5B/3.5B modular home. The house has a deck on the north end that overlooks the entire ranch and catches a great breeze in the evenings. Inside the ranch house there is a fireplace, sizeable kitchen, large living room, walk in pantry, along and a spacious master bed room and bathroom.
A 1,500 +/- sq ft corrugated steel tin equipment barn with garage doors on either side is located near the ranch house. The barn serves as a workshop and storage facility for ranch equipment. Additionally, there is an 800 +/- sq ft dirt floor metal building used to store additional equipment.
The property is predominately high fenced with the exception of a few water gaps and the FM 3235 frontage road.
WILDLIFE
Wildlife includes whitetail deer, scimitar horned oryx, blackbuck antelope, feral hog and dove.
WATER
There is one submersible well located near headquarters of the ranch. The well provides water to the ranch house, multiple troughs and a stock tank.
