EXCELLENT LOCATION! Property like this in the northwest panhandle does not come up for sale very often! Don’t miss this chance to buy your own building lot or hunting property in an exceptional location. In less than a mile, you can be at Cabelas, Triadelphia, or onto I-70. It is close to everything you need but still offers a private country setting and phenomenal hunting. Located at the end of a dead-end road, you can enjoy the seclusion of rural living. There is a half-acre field that has already been leveled for a future home site. There is access to electricity from the neighboring properties to both the west and east. You could build your future home or a hunting camp in the field overlooking 20+ acres of timber and prime hunting. If you are looking for a standalone, raw land hunting property, this tract is an affordable option with tons of potential. The deer and turkey numbers in this area are excellent, with serious trophy whitetail potential through the implementation of good management practices. A trail camera was set up on the property for a short time, and a handful of bucks were frequenting the property in daylight. The property sets up very well for archery hunting in particular. The access road comes in from the north on the backside of the field. The field could be planted with a food plot and a supplemental feeding site. You could draw the deer out of the hollow and into the food plot and hunt them by accessing to the north. There is a finger ridge on the west side of the property and a hollow to the southeast. It is loaded with deer signs and trails. Access to the property is a permanent easement that continues off of Proud Knoll Road. It is unverified whether this road is still classified as a county road or a permanent easement, but access is present. The road condition is currently poor but could be restored with a few loads of gravel and tree trimming. The closest maintained road access is 2000’ away, with UTV access from there until the trees have been trimmed back. There is an old roadbed for part of the way, and it is a level road with no switchbacks or steep terrain. The road in has some unsightly cars and an old trailer located on the neighboring property that detracts from the aesthetic appeal going in and out – but the property itself is clean. Mineral rights are not included in the sale.
