The foreman's house is located in the middle of the ranch on the eastern fence line. The home was built in the 30's has been completely restored from the ground up including interior and exterior a year and a half ago. Home also features 3 BR's, 1 BA, eat-in kitchen, and living room.
Shops & Barns
At the main headquarters where the main home is located there is a 40x60 party barn that is great for entertaining. 800 sqft of the party barn is a living quarters with multiple beds, bathroom, and kitchenette. Off the party barn is a 20ft overhang that is used for social gatherings and watching the ball game after a long days hunt.
There is also a 24x60 equipment shed with a concrete floor and water and electric running to it. Next to the equipment shed is a 4 stall horse barn with a tack room located in the middle of the barn.
Not to far from the foreman's house is where the owner keeps all the farm equipment. There is a 40x40 insulated shop with 220 power, water, and rollup doors on both ends. Behind the shop is a 24x96 equipment shed.
On the northern part of the ranch is working pens for the owners sheep herd. There is a 100x120 barn that is used to work the sheep.
Fencing, Gates, & Power
The entirety of the ranches boundary is high-fenced (8) with predator wire and is less than 4-year old. The front gate providing access from CR 114 is electric with a keypad for security. There are additional gates providing access to CR 196 on the northern side of the property and one providing access to CR 194 on the eastern side of the ranch. Neither of those gates are electric. Power is provided by Coleman County Electric Cooperative.
LAND & WILDLIFE
Rancho Dos Lagos exemplifies what a well-managed, diverse Central Texas ranch should be. From the south boundary to roughly the middle of the property, the vegetation habitat consists of mesquite and live oak trees. In the southeastern part of the ranch there is a haygrazer field that is used for the owners sheep herd.
The northern part of the ranch is primarily used to run a herd of Dorper sheep that is currently on the property. The owner has rotational grazing with haygrazer and wheat in place on non-hunting areas only. (400 Dorper Ewes can be bought separately.)
The ranch hosts an amazing white-tailed deer herd (20 bucks & 60 does) that has been lightly hunted over the last 4 years. The property has also been supplemented with Axis Deer (10 bucks & 12 does), and Blackbuck (12 bucks & 20 does). Food plots have been strategically planted across the ranch for seasonal supplements. Deer are also fed protein year around.
WATER
Primary Ponds
As you enter the ranch from the main gate you will be taken back at the beauty of the two main bodies of water. The first one you come to is 15+ acres and is stocked with bass, crappie, and catfish. At full pool, this pond will be at 35 ft deep. There is a a fishing shed located on the western side of the pond that is great to keep all of your fishing equipment in. As you continue to the headquarters you will come upon a 9+ acre pond that was recently built with an island in the middle. At full pool this pond will be around 20-25 ft deep.
Seasonal Creeks & Secondary Ponds
In addition to the two primary ponds, there are 10 other ponds throughout the property. There are also 3 seasonal creeks that meander through the property with two of them feeding the two main ponds.
Rancho Dos Lagos is supplied with water by Coleman Water Supply. There are no wells currently on the property.
