IMPROVEMENTS:
The main house offers great presence and captures views of the traversing property right from the concrete covered patio. The one-story home was completed in 2010 and has 2400 square feet showing great character and charm. The open living room and kitchen area has a rock fireplace, is spacious and open, with beautiful knotty aspen and vaulted beamed ceilings. There is also a 684 square foot covered porch with stained wood ceiling, pistol range and custom concrete fire pit. An adjoining carport with a sundeck and storm shelter was completed in 2020. A 50KW diesel Kohler generator is in place for emergency power during an outage.
The 1960 square foot ranch foremans home was also completed in 2010 and features 3 bedrooms and 2 baths. The large living room and kitchen with island are positioned in the center accented with a rock fireplace. There is a 552 square foot patio with a sun deck, storm shelter and fenced yard. A double dog kennel area with a large run is the perfect area to keep your bird dogs cool in the summer and warm in the winter. This home also has another 50KW Kohler backup generator that is shared with the shop.
Additionally, there is a 4,800 square foot enclosed shop complete with a 3060 equipment shed and managers office with a bath. A complete 600 square foot game processing facility that includes 2 electric winches, walk-in freezer, walk-in cooler, Traeger commercial pellet smoker, skinning and prep area.
In close proximity to the shop, the 10,500 gallon capacity backup water system that backfeeds the entire ranch in case of a loss of water. Installed in 2012, the system is fed with Red River water authority city water and has a pump and pressure tank that will keep the ranch supplied with water in case of an emergency.
As previously mentioned, the water supply to the entire ranch is Red River Water Authority which is a rural water supplier. Installed in 2010-2012 with new PVC, all but one pasture is fed with water. Six Frost free hydrants were installed to keep cattle, the high fenced area and wildlife a constant supply of water.
For the avid marksman, a custom designed shooting complex with shooting benches and storage, contains two different levels of varying heights. With over thirty targets, this one mile range will challenge even the best marksman. The shooting bays were designed with realistic conditions in mind and recessed to mimic field environments. This complex enables shooters to be able to shoot year round and allows the shooter to embrace the elements or can provide shelter while you continue to train. Rolling shooting benches designed for different shooting positions can be moved to each bay for practicing different situations and changing wind/light conditions. This range house is also designed for clay pigeon training as well.
A separate 200 yard range is complete with a permanent bench and cover, three rifle targets and pistol range with twelve targets.
The high fence pasture is over 970 +/- acres was completed in 2012 with 5 miles of perimeter fencing that has a predator apron installed at the base of the fence. With over 200+ inch genetics, all the whitetail deer have been brought into the property. Numerous trophy whitetail deer and four zebras occupy the high fence. Also conveying with the sale in the high fenced area are: Five Outback protein feeders, 5 alfalfa hay feeders, 6 HB steel premium blinds with 15 towers and 6 HB Feeders that hold approximately 400 lbs of corn. For acclimating new animals to the area, at 30+/- acre soft release pen is cross fenced into two pastures with city water.
The low fence portion has been cross fenced into two pastures to improve soil, plant, and animal health and allows forage plants to recover and deepen their root systems. Nine premium blinds and Feeder setups are in place in the precise locations to harvest that 170+ class deer that Foard and Knox Counties are known for.
A good road system is a necessity for any ranch and the QF Ranch is no exception. Throughout the entire property, most of the ranch is easily accessible with a full size vehicle, atv or UTV including a scenic gravel road from the entrance to the house.
With over 66 acres of food plots ranging from eighteen to smaller than one acre, all were grubbed and cleaned out with deer, dove and turkey hunting in mind. Food plots are a tested and true way to grow bigger, healthier deer, and bring them in close during hunting season.
With over fifteen tanks, 3 miles of river frontage and and city water the QF Ranch has plenty of water to carry its livestock and wildlife through severe drought conditions.
WILDLIFE:
The amount of water and large surrounding ranches result in an abundance of wildlife. The light hunting pressure for the past fifteen years sets the ranch up nicely for a hunting paradise or sanctuary of wildlife. The property includes: Whitetail deer, Rio Grande Turkey, Dove, Quail, waterfowl, Hogs and varmints. The many water features provide plentiful opportunities for Duck and crane hunting. The 970 +\- acre high fenced area is home to trophy white-tail deer scoring over 200 on the boone and crockett scale.
VEGETATION:
The QF Ranch has a variety of vegetation and the cover on the ranch varies greatly. There is a mixture of thick cedar breaks and mesquite pasture that has been sculpted in years past to create better wildlife habitat and cattle grazing on the biggest portion of the ranch.
