Putnam Forest is a 486+/- acre recreational property with current timber value and is located near Poca, WV. The property has two sections of road frontage along recently paved Manilla Creek Road (pics 4-6) totaling approximately 2400 feet. It also shares a border with the Amherst / Plymouth Wildlife Management Area (pic 3). With over a mile of common border between these two properties, hunters can gain private access to thousands more acres of hunting opportunities. Local species include whitetail deer, turkey, black bear, and other varieties of small game. There is excellent access to each corner of the property via gas well roads along each ridgeline (pics 7-11). The gas company does an excellent job of maintaining these roads and access through a locked gate (pic 12) means they stay in great condition.

The property has several areas that are ready for a timber harvest. The primary species is white oak but there are many other species represented including poplar, red oak, hickory, as well as hard and soft maple. Timber value has not been determined at this time. Trees along the ridgetops are easily 2-3 logs tall and get even taller as you descend into the many draws on the property. There is a strong stocking of young white oaks that will continue to provide income for many years to come (pics 20-44).
Electric and water run along Manilla Creek Road and should be available for hookup (pics 47-49). The property is a single tax parcel in the Poca District of Putnam County, WV tax map 187, parcel 6.10. The property has been enrolled in the WV Timber Management Program and I would encourage any buyer to continue this for the favorable tax considerations this program provides. The property is large and extends from Manilla Creek Road over to within 100 feet of Heizer Creek Road. This ground is only a 30-minute drive from Charleston, WV and less than an hour away from Huntington. I am not a realtor. I own this property and would be happy to answer any questions you have or give you a tour of this beautiful piece of land.
