I’m just going to jump right in with describing this property and state flat out that a property that provides large open water areas that are completely within the boundaries of your own private land, has several smaller “satellite ponds”, is a proven producer of waterfowl year after year, has the optimal mixture of pheasant habitat that one dreams about, is the “center hub” for a larger habitat complex, will hunt multiple people and oh yes, not only has numerous deer on it but produces good bucks every year…is a challenge to come across but this property checks all the boxes above!! The property is located approximately 13 miles NE of Montevideo or 17 miles east of Milan and just over 2 hours from the western Twin Cities metro area. The property has been extensively restored through the state RIM program with just over 3/4 of a mile of wetland restoration embankments constructed, approximately 6 acres of woody cover shelterbelt plantings spread between 2 separate areas, a diverse mixture of upland prairie grasses and forbs (wildflowers) and two separate food plot areas. The wetland embankment work has as stated above restored two main open water basins that comprise roughly 20 acres of water which allow for you to hunt any wind direction, several smaller open water basins along with the perfect mix of thick seclusion and wintering cover all throughout and intermixed between the upland prairie (just look at the aerial photos). There are two separate RIM easements on the property (one for the east 160 acres and one for the west 160 acres) which is very important as it allows for the potential for up to 5 acres of food plot areas on each easement area or in other words, up to 10 acres of food plots! The total food plot areas can be in varying locations and I have more information on this. Surrounding the property is also an additional private land habitat as well as state-owned land that together with this property, make up a habitat complex that is roughly 1500 acres of habitat. I personally have hunted both of the state-owned ground around this property (which there are roughly 600 acres) for pheasants with success but the number of sightings doesn’t compare to the number of birds that one has seen or heard across the road on this property. This allows for an expanded hunting area to possibly pick up a couple of birds early and then finish up the day on your property or, allows for you to rest your property right prior to deer hunting season and still pheasant hunt. There are plenty of lodging options under 20 minutes away or, if you have a camper, fish house or even want to possibly build a smaller cabin, there is an area excluded from the easement that is basically in the middle of the property on the east side. On the property is also 5 newly constructed tower stands that will stay with the property and are ready for the new owner to hunt (see photos for stand picture). So much more to say about this great property but again, for a truly and top-end multi-species property, this one is going to be hard to beat!
