You will love the area. The farm is located on a road which becomes seasonal a short distance beyond the property. Many of the neighbors live there only seasonally. So there's all the peace and quiet anyone could ask for. It is scenic, with beautiful area views everywhere. Somewhat rolling topography except in the area surrounding the buildings, which has flat and gravelly soils. And of course, it is close to the many amenities of Cooperstown. If you need a larger city and big box stores, a larger city is twenty minutes away and there is other shopping even closer, a great area.
The land is mostly tillable, and is rented to nearby farmers. A small stream runs though. There is a total of just over twenty six acres. This is broken down into two parcels, thirteen acres each, purchased at separate times from different owners. The thirteen acres with the buildings has over fourteen hundred feet of road frontage and is priced at $300000. The adjoining thirteen acres has no buildings and has a bit under five hundred feet of frontage, priced at $50000. If you want both there is a discount: $325000 for everything. And if you want more land, an adjoining neighbor would agree to sell.
Taxes on everything are under $2800. The owners have three exemptions, Star, Ag Value, and veterans. The first two would be available to anyone who lived there.
