Welcome to The Silos Farm!! This is an exceptional 790 acre (+-) recreational property about 6 miles west of Union Springs in Bullock County, AL. It has paved road frontage on Highway 82, is within 45 minutes to one hour of Montgomery, Auburn, Opelika and Troy and within 2 to 2 1/2 hours of Birmingham, AL and Atlanta, GA. Franklin Field Airport, a public airport capable of handling a good size airplane, is only 10 minutes away and provides an option for out of town landowners looking to get away for a few days. The Silos Farm is located in a highly desirable part of Bullock County where there are many large, private landowners and plantations. The hunting is very good...large populations of deer, turkey, hogs, ducks, quail and doves are present in the area. This is and always has been for many decades, a popular destination for outdoorsmen of all kinds. This property offers the new owner great hunting, fishing, ATV riding and the enjoyment of being in the great outdoors!
Upon entering the property, you will see two old grain silos, thus the name "The Silos Farm." Many years ago, this land was farmed as much of the land in the area was and these silos would have been used to store corn/soybeans or something similar. The current landowner saw these silos not as an eyesore but as an opportunity to create something very unique...a camphouse! Almost complete and totally transformed, the silos now feature 2 BR and 2 BA, a kitchen and living area, a huge upstairs deck, a massive outdoor brick fireplace and a covered outdoor kitchen with bar area. The silos are a perfect fit for this property and I will have to say one of the coolest ideas I've seen. You will not be disappointed with the view from the upstairs deck of a newly constructed pond complete with a covered dock and zipline. The pond has recently been stocked with bass and bream and offer great fishing fun for the whole family, the kids will love the zipline!
The Silos Farm is unique in it's layout. The main part of the farm containing the silos and the pond is 487 acres and a second tract of 303 acres is connected by deeded easement to the 487 acres, totaling 790 acres. The landowner has spent countless hours and funds transforming the property into a top notch recreational and hunting farm. The main road system going along the eastern boundary of the main tract and connecting to the second tract is incredible. It has been completely reconstructed and cleared with culverts installed, crowned to shed water and topped with gravel. The goal was to be able to travel this road during the wet, winter season and I believe that goal has been accomplished. Hundreds of hours have been spent mulching many areas of the property to create secondary ATV trails and to open up timber stands that are conducive to the wildlife. The area around the pond is manicured like a park, a great place to walk and for the kids to play. I had the opportunity to view this farm before any work was done to it and can say it now truly looks like a different place! Having these two separate tracts connected as they are provides a way to insure that hunting pressure stays at a minimum...hunt the main tract one weekend and hunt the second tract the next weekend. If you are a trophy deer hunter, the second tract could be left unhunted all year until the rut kicks in. It is amazing how much better your chances are to kill a big buck if they are not pressured! There are multiple existing food plots on the tract that vary in size from 1/4 acre up to about 2 acres or larger. Most of the food plots already have nice wooden shooting houses in place, one having a brand new MB Ranch King stand, one of the nicest shooting houses made today. Bowlin Creek flows through the main tract and there is a swamp here that looks like it would be a great wood duck hole. Bughall Creek flows through the second tract and there is a large area here of mature hardwood that would be great for deer hunting or roosting a turkey. All the essential elements for a complete hunting tract are here...food source provided by food plots and mast bearing hardwood, water provided multiple creeks/ponds and great bedding provided by thick understory.
There are many different timber stand types on The Silos Farm including mature planted and natural pine, younger natural hardwood/pine regeneration and large bottoms with big hardwood. A large portion of the mature pine timber on the main tract has been thinned to resemble a quail plantation and would be ideal for releasing birds for a morning hunt. The understory has been mulched in these areas and this winter there should be a good stand of sage grass growing under the pines. There is merchantable pine and hardwood timber that is ready to harvest right now should you want an immediate return on your investment. Both the main tract and the second tract have pockets of thick natural regeneration timber that are ideal areas for bedding/browse for the wildlife. There are areas of upland and bottomland hardwood, one of significant size near Bughall Creek on the second tract.
The Silos Farm is the total package and should be given serious consideration if you are looking for a turnkey recreational tract that offers great hunting and family enjoyment. Take a look at all the pictures and maps...give me a call if you have any questions or would like to schedule a tour of this awesome farm!!
