LAND

Cottonwood line the winding river, with Pinyon & Juniper Pines scattered over the bluffs and through the draws. The steep sheer walls have Juniper & Conifers scattered on their face.

The ranch's elevation begins at roughly 5000 feet and continues rising to 7000 feet.

Plush grass meadows with small amounts of wetland cover approximately 200+/- acres. Six-foot & taller Willows run along the edges of the river and blend into the Cottonwoods.

WATER

The Strawberry River winds throughout the property for 2.25+/- miles.

There are 7ea water rights providing water from the Strawberry River for irrigation and stock watering. There is an option for ditch irrigation or using an improved pond-sprinkling system.

BOUNDARY

The ranch is bordered by the Uintah & Ouray Indian Reservation to the South. Private landowners border the property on the North, East, and West.

ACCESS

Strawberry River Road is a Duchesne County graded gravel road that fronts the ranch. Access from the Strawberry River Road is readily available in multiple locations throughout the year.

INCOME

The ranch is currently leased for Cattle Grazing. There are no other current leases, but opportunities are available.

CONSERVATION EASEMENTS

There are no current conservation easements, but there is a small amount of wetland on the ranch. New owners may consider a new conservation easement or other easements.

IMPROVEMENT

Fencing on several sides, in combination with the river and sheer cliff walls, provides containment for the grazing cattle and roaming horses.

No domestic wells are on the property at this time, but water-rights for domestic use are available through the Utah Division of Water Rights (or one water-right may be altered for domestic well use).

Required approval from Duchesne County Health & Building Departments is necessary before the construction of a septic system.

No improved roads are on the property.

RECREATIONAL OPPORTUNITIES

Hunting:

Game Management Unit is Wasatch Mountains East (17B / 17C)

Mule Deer & Elk resident herds call the ranch home while other herds migrate on and off the property. Quality and Quantity vary depending on the time of year.

The ranch is large enough to qualify for a Landowner Tag (application is due by August 1st annually).

Surrounded by private landowners, there is no public access.

Fishing:

2.25+/- miles of Blue-Ribbon fishing. There have been high-quality Brown Trout, Rainbow Trout, & Bear Lake Cutthroat Trout caught on the Strawberry River. While some parts of the river are closed part of the year to protect spawning Cutthroat Trout & Kokanee Salmon, the ranch is currently able to be fished all year long.

Snowmobiling:

Strawberry Reservoir area is well known for its snowmobile riding, with many other surrounding areas available as well.

Equestrian:

Multiple riding arenas are available in the area.

Reservoirs:

Strawberry Reservoir is well known for its quality fishing year around. As one of Utah's premier reservoirs for fishing, it is known as the best cold-water reservoir in the state. The mountain reservoir is producing quality Rainbow & Cutthroat Trout consistently. A fish-egg taking station just off of Hwy 40 has great success with Kokanee Salmon & Cutthroat Trout eggs. The reservoir is also home to crayfish, Red Shiner, Utah Chub, and the Utah Sucker. There are four major fishing areas, Strawberry Basin, Meadows Basin, Narrows, and Soldier Creek.

Starvation Reservoir is 20 minutes to the east and close to the city of Duchesne. Brook Trout, Brown Trout, Rainbow Trout, Smallmouth Bass, Walleye, Utah Chub, and Yellow Perch are typically caught in the reservoir.

Nine Mile Canyon is miles of petroglyphs, pictographs, & historic- sites, with campsites available throughout the 46-mile-long stretch, which is also known as the "World's Longest Outdoor Art Gallery".

LOCATION

Fruitland, Utah is only several miles away and has a gas station and basic supplies and groceries.

Duchesne, Utah is 30 minutes away and offers, hotels, groceries, supplies, and restaurants.

Heber City, Park City, and Provo are the closest big cities for major shopping items and airports.

Park City, Sundance, and Deer-Valley are a mere 1 hour to 1 1/2 hours away.
