LOCATION: Six miles east of Woodville, Tyler County, Texas or approximately 98 miles from downtown Houston. Just over an hours drive from the Woodlands, Kignwood, and North or East Houston, one hour from the Beaumont/Pt. Arthur areas, and ten miles from the Alabama-Coushatta Indian Reservation. Accessed from the south by County Road 1130 and from the norht by a 30' dedicated access easement from United States Highway 190 (proposed U. S. Interstate 14).

LAND USE: This mostly timbered property features predominately plantation timber in a variety of ages ages and approximately 225 acres of mixed natural hardwood/pine forest found mainly along the spring-fed branches and Big Cypress Creek (SMZ). The pine plantation is mostly mature Loblolly sawlogs except for around 50 acres which was replanted several years ago.

TERRAIN: This ranch features a variety of terrain with elevations ranging from 220 feet to over 380 feet above sea level. Several prominent hill-top locations offer distant horizonal views and potential home building sites. TREES: In addition to the plantation, this tract is heavily wooded with Oaks of various species, Beech, Magnolia, Dogwood, Red Bud, Walnut, Hickory, and many huge Cypress tress found in the Big Cypress Creek bottomland. Practically any hardwood, shrub or plant associated with the Pineywoods and Big Thicket areas of East Texas is found on site.

LIVE-WATER: Flowing through the ranch is the large live-water and aptly named Big Cypress Creek which crosses the western side of the property. There are several high volume, year-round spring branch systems flowing on the tract any which could become outstanding lake building sites.

WILDLIFE: Game animals include: Whitetail Deer, Feral Hogs, Ducks, Dove, and occasionally Quail and Turkey, along with smaller game animals. The wildlife habitat is outstanding with an abundance of native grasses, browse, hardwood nut trees, and plentiful water.
