The property contains critical habitat for Salmon and Steelhead which are Federal and State designated priority species. The flows in the meadow are significant enough that beaver actively work the hydrology creating dams. Lush grasses in combination with sedges and rushes provide an excellent combination of habitat for both aquatic and terrestrial species. A forest comprised of Ponderosa Pine and Lodgepole Pine overlook the meadow. Historically, grazing has had excellent forage for livestock from June to November. Strategic fence placement has enabled the stockman to efficiently manage their livestock. Big game species heavily use the property during spring, summer and early fall. Game species that frequent the property include the majestic Rocky Mountain Elk, White-tail deer, Mule deer, Black bear, cougar and turkey.

A state paved highway provides property entrance access year-round. A 3 mile drive down the highway from the property is Austin, Junction.
