Pea Ridge Tract is set in a clean, quiet rural area of north Union County in the area of historic old Pinckneyville. The land is mostly covered by a vigorous stand of young loblolly pines. These advanced genetics seedlings were planted in February of 2020 on about 82 acres. They are well-spaced and free to grow with little woody competition on site.
Mature hardwood and pine, totaling about 18 acres, runs along a little creek, more or less, through the middle of the tract and also in patches around gullied areas. These trees vary in age but are generally more than 50 years old. Red and white oaks, yellow poplar, beech, and red maple are common.
The lay of the land is typical for the area with rolling hills and a mix of gentle and steeper slopes. Currently the land is all wooded with no significant openings. Much of the land that is now in planted pine could be used for large food plots or...
The lay of the land is typical for the area with rolling hills and a mix of gentle and steeper slopes. Currently the land is all wooded with no significant openings. Much of the land that is now in planted pine could be used for large food plots or pastures. Soil maps indicate good soils on the highest areas.
The property has great access with more than 2,000 feet of frontage on Pea Ridge Highway. Despite its name, the “highway” is a small, paved rural road, too small to have a painted center line. The surrounding area is mostly large, timberland tracts and some pastures. No houses are visible from the property. New Emanual Chapel Baptist Church sits near the south end of the land. Electric lines run near the road frontage. There are no public waterlines nearby. Any improvements would rely on well and septic. Maps for septic perc potential indicate a large area of favorable soils with easy access from the road.
There is no street address for the property. “2393 Pea Ridge Hwy, Jonesville, SC 29353” can be used for GPS directions to the little church which sits beside the tract. From the road facing the church, look to your left (west) for orange flagging at the corner of the churchyard where the tract corners with the road.
The north side of Union is about 15 miles away with stores and restaurants. The property is about 30 miles from Spartanburg, 38 miles from Rock Hill, and 63 miles from Greenville. All distances are approximate road miles to center of town.
