Just hear me out for a second with this opportunity located south/southwest of Maynard in west central Minnesota. This is not just one property but two properties owned by the same seller and being sold together. I’ll get into the properties but for starters, just look at the aerial to familiarize yourself with the parcels and even better yet, go the “Interactive Map” tab and click “Go To Map” so you can zoom in/out and look around at the area surrounding these parcels. As you will see, there is “Parcel A” which is roughly 80 acres and then “Parcel B” which is going to be roughly 20 acres for a total of approximately 100 acres. I first off get excited about the ability to stop first at one property to hunt pheasants and still have the ability to hunt the second one that same day or since either have produced limits, maybe just rest one for the day. Or have the ability of when gun season comes closer, maybe rest the 80 for deer and just pheasant hunt the 20 much less the ability to shoot a few ducks from the creek. Feel free to give me a call, and we can talk further, but the point is that you have two different properties that are close to each other but still a part of separate core habitat areas each growing and holding their own populations of wildlife. Both parcels have been restored and are in the state Reinvest In Minnesota (RIM) conservation easement. Parcel A consists of rolling hills with some greatly restored prairie upland along with the restored cattail slough in the southwest corner and then the Hawk Creek corridor cutting through the northeast corner of the property. Yes, there is a township road that separates this northeast corner from the majority of the property, but it’s a full width of the Hawk Creek which is a major travel corridor for the area and the seller has a good relationship with the neighbors which he’d make introductions with so that those relationships could continue. Don’t let the prairie and especially the cattail area fool you for holding deer either and with the adjacent 80 acres and numerous other properties in the area being in restored habitat and again the Hawk Creek corridor, it all makes for a great area for wildlife. Parcel B which is again roughly 20 acres is mainly upland restored again tallgrass prairie species. It is approximately 5 miles east/northeast of Parcel A and even though I think of it is more of a pheasant property, one would have an opportunity for deer as well. The key with this one is it is part of a roughly 400-acre contiguous habitat block not to mention similar other restored properties in the area. So much more to say about these properties such as the ability for food plots, tree plantings, etc. so please give me a call or e-mail and again, at the very least, look at the interactive map so you can zoom in/out on the properties.
