This is a truly unique property, as both whitetail and mule deer reside here together. There are abundant scrapes and rubs on the property along with deer trails galore. The hunting on this property has been quite limited, allowing the wildlife to produce in abundance. There are also pheasants, turkeys, sharptail grouse, eagles, hawks, coyotes, and prairie chickens on the property. For the truly avid hunter, a nearby neighbor has a prairie dog town.
At one time, this property was used solely for pasture grazing; for the last ten years, only wildlife has grazed these hills and the cabin has been used as an Airbnb. The current owners maintain some walking trails and bike & 4-wheeler trails. There is a 20’ tall cross at the top of the hill at the back of the cabin. There is a mowed driveway and parking area with a seating bench that leads to the cross.
There are approximately 50 acres of flat land that could be tilled for planting crops or food plots. The soil productivity index on this flat area is over 90 with slopes of zero to 2%. There is also a driveway to the paved road for bringing equipment to this area. There was a man-made dam on the property, but it has been opened up to allow the water to drain. This dam could be repaired to create a pond or small lake. The remainder of the property consists of rolling hills and deep valleys, lush native prairie grasses, wild cedar trees, huge old cottonwoods loved by turkeys, native wildflowers, and views that go on for twenty miles or better. There are no water towers or windmills to ruin the natural scenery. This is a perfect sanctuary for hiking and nature photography.
The property’s perimeter is covered with a 4-barb wire fence. All neighboring properties graze cattle, so the fences are kept in good working order. There are three driveways to the property, all on the paved road. At one time, there was an electric fence that divided the property into two pastures. That fence could be removed to make one large pasture or it could be repaired to maintain the two-pasture system.
The curved driveway leads to the covered, easy-care concrete porch. There is no landscaping around the house – only mowed native grasses and a gravel driveway. There are just two steps to get into the cabin. When sitting on the front porch, there are scenic views of the massive Missouri River. Upon entering the front door, there is a 10’ x 10’ mudroom area consisting of a closet and some lower cabinets with a countertop.
The cabin is 1,000 square feet consisting of one bedroom and one bathroom. The cabin has been on the property for many years. A prior owner dug the stones for the floor-to-ceiling fireplace out of the nearby hills to create a focal-point masterpiece. Two massive rocks serve as hearths on either side of the now electric fireplace. The wood mantle was custom built right into the rock. The walls throughout are either rough-cut planks or log-cabin in appearance, with some logs having rope trim between them. The ceiling and overhead beams are real wood, adding to the rustic charm of the cabin. The floors are all easy-to-clean linoleum and the bedroom has warm, cozy carpet. The living room, dining room, and kitchen have the open concept with track lighting overhead, a ceiling fan, and double barn doors to serve as window covers over the double sliding glass doors going out to the concrete patio. This is a great place to cook on a grill and watch the wildlife in the hills and trees. There is no improved lawn to worry about; it is all native grasses. The flagpole has a solar light, making it virtually carefree.
The kitchen includes all major appliances including a built-in microwave. These were updated several years ago. The stove has a glass cooktop and an electric oven. There is room for a table in the kitchen and there is also a dining area. The kitchen cabinetry adds to the authenticity of the cabin with a unique wood finish and detailed cabinet handles.
The adjacent bedroom has a closet and overhead storage. The bathroom has a porcelain sink and Formica countertop, a three-way mirror with storage, and a three-sided corner shower with numerous shelves for storage and glass doors. The cabin has fiber optic internet and phone, drinkable well water, and electricity provided by Oahe Electric. The cabin has a crawl space underneath, steel shingles, and log cabin siding. All windows were updated several years ago as well. There is an electric heat panel in each room and air conditioning in the living room.
