Although the ranch is not very thick, except in a couple of areas, it has tons of wildlife traffic travelling through it, travelling to and from the nearby brushy properties. The thick CRP grasses on the Circle Z Ranch, including bluestem and love grass, are common bedding and hiding areas and for all sorts of wildlife. Ragweed is also abundant in the edges of the fields and especially in the more heavily traveled areas of the ranch. These ragweed areas are prime for quail habitat as well. The tree cover on the tract ranges from mesquite thickets, some more dense and some lighter and more scattered than others, as well as some cedar cover toward the more elevated and rugged west side of the tract. One of the best parts of the Circle Z Ranch is the beautiful spring fed pond near the back of the property. This area of the ranch has more elevation change and the pond also benefits from good runoff areas that are well filtered by thick grasses, so very little silt gets transferred, even in large rains. There are large rock peninsulas and other boulders found around the edges of the bank of the pond which provide great habitat for fishing and nice views. The other pond is also located in this same area of the ranch. Although it is not as reliable as the main pond, it will hold water most of the time and provides an alternative source for livestock and or wildlife. About 3/4 of the Circle Z Ranch has been in the CRP program for 25 years and currently has a contract in place until 2022. The yearly payment is $7,240. While the CRP contract prevents actively farming or grazing the land during this contracted period, it does allow wildlife food plots to be put in, if a new owner would like. This is primarily sandy loam farm land, capable of producing about any crop. The terraces are in excellent condition.
Improvements: Electricity; rural coop water onsite; good to excellent perimeter fencing; two ponds, (including one that holds water well, is spring fed, and has fish), older plaster farm house with a good roof, and basic structure that could be utilized as a hunting cabin or weekend getaway house. It definitely needs some cleanup and work done to it, but it seems to be fixable. There is a water well near the house, but the windmill needs repair or a pump could be added. Several outbuildings, corral, interior fences and sheds that range from poor to good condition.
Income: The CRP acreage offers good steady income of $7,240 per year as well as the native pasture can be rented for livestock grazing for additional revenue.
