This very unique, highly productive farm is located approximately 120 miles northeast of Dallas. There are 1048.7 acres of cropland of which 614.9 acres are irrigated by six center-pivot sprinklers. The irrigation water is supplied by rainwater collected and stored in 6 lakes with a total surface area of over 80 acres. Water is pumped from Lake 2 (see attached Google map) to the 2 largest pivots (see attached FSA map) with a 3,000-gpm 12 turbine pump powered by a new Case IH diesel engine. A Gentex 120kw diesel generator supplies electricity to both pivots. A new 12 high-pressure plastic line runs to the first pivot and a 10 line continues on to the second pivot. There is room in the northwest part of the farm to add a 7th pivot which would cover approximately 120 acres. An 8 line and electricity would be run from the closest pivot which would allow for the turbine pump in Lake 2 to supply water to the 3 largest pivots. Lake 2 is recharged by overflow from Lake 1.
A 1000-gpm Dobbs floating pump is used at Lake 3 to supply water to the 3 pivots on the south part of the farm. Electricity for this pump and the 3 pivots is supplied by an Alltex 60kw diesel generator. A floating Berkley pump with a John Deere diesel generator is used to pump water from Lake 4 to Lake 3 using a high-pressure plastic line running under the county road. This pump and generator which are portable can also be used to operate the small half-circle pivot in the northeast part of the farm by pumping from Lake 6.
An added benefit of this farm is that Red River County is approved for federal crop insurance on both crops for certain double-cropping practices. Both irrigated and dryland soy beans and irrigated cotton are eligible for insurance following wheat. This farms proven yields which are used to calculate insurable amounts are excellent.
This farm is completely fenced with nearly new 4-strand, high-tensile electric fencing which enables the easy grazing of wheat pasture or crop residue. A soils map of the farm is attached which shows the soils are mostly clay and clay loam. The farm is approximately 2 miles east of FM 412 and is access via county roads one which runs through the property passing between Lakes 3 and 4.
This is an excellent property which is priced to sell. It was appraised for $2,937 per acre in July, 2017. Two center pivots have been added since that time.
