FENCES: Perimeter and interior fences are five strand barbed wire on steel posts, and are all in excellent condition. There is a very nice set of pens centrally located on the ranch.

UTILITIES: Electricity is in place at several locations across the ranch. Coop water is provided to the Cabin.

COVER: Cover includes mesquite, hackberry, and several different types of browse plants and shrubs. There is an area of expired CRP in the central portion of the ranch.

IMPROVEMENTS: There is a very nice one room cabin on the property. Do not let the one room deal fool you, because this thing if incredibly functional for a weekend getaway or Thanksgiving with the family. Attached to the cabin is a large carport which will get several vehicles out of the elements.

HUNTING: This area has been known for decades to be naturally abundant with game including Whitetail, Feral Hogs, Rio Grande Turkey, Bob White Quail, and several types of predators. The Dove hunting in the area is also very good.

MINERALS: The seller does not own any minerals under this tract.
