This ranch offers a varied terrain from rolling grassland with clusters of mesquite trees, cottonwood trees, and wild plum bushes to sandy river beds and rugged wildlife habitat. To the south you have views of red bluff mesas, and as you look west you can see the ridge of the Caprock. The Mulberry Creek stretches down the middle of the ranch, while the Prairie Dog Fork of the Red River outlines the southern border. Barely a trickle moistens these river beds most of the time, but when it rains the water can flow furiously from bank to bank. This ranch is well suited for livestock grazing, but offers many more opportunities. As a recreational ranch, Mulberry Red Ranch offers abundant wildlife habitat for mule deer, whitetail deer, turkey, quail, and dove. Both are insulated, so it is surprisingly comfortable throughout the year without a lot of heating or cooling. The rustic interior is open and comfortable. There are six bedrooms, four bathrooms, a large dining area, and a game room giving all your guests the room and privacy they need. There is a large veranda, so you can bring everyone outside for their morning coffee or to cookout in the evenings. You can see for miles and miles when you step out on the spacious upstairs deck, and at night, you can nearly touch the stars.
Mulberry Red Ranch provides plentiful pasture for livestock grazing. There is a 40' x 60' insulated metal equipment barn with two overhead doors and a walk-in door. The barn also houses a small apartment. The pipe livestock traps and pens with gates and working chutes were designed to be worked by one person when necessary. Solar wells have water at less than 20 feet that have not slowed down even in drought stressed summers. For the horse enthusiast, the small horse barn provides three covered stalls, plus there is an outside pen that is attached to the main cattle working pens. In the northeast corner of the property, an irrigation well has recently been put back into operation, giving the potential to produce income through irrigated farmland.
