This is an exceptionally well-watered ranch with the primary source being the local city water. There are two water wells which are piped to three cement troughs and feed an extensive line of quail watering stations. In addition, there are 5 ponds (3 of these are stocked with fish), and there are several spring-fed canyons.
The seller owns a small portion of minerals. All owned minerals will convey with an acceptable contract. There is currently no production and no oil and gas leases. The ranch is located approximately 9 miles northeast of Rotan, Texas in Fisher County. Conveniently located 3 hours west of the Dallas/Ft.Worth metroplex, just under 2 hours northeast of Midland /Odessa, and centered about 1 hour in between Lubbock and Abilene. Mountain View Ranch is easily accessed by County Road 235.
