The document, "Construction History" is written by Paul Baud, owner, whose vision and "first hand" involvement created, not only an estate property, but an experience for every guest, family member, and child who was fortunate to visit "the Swiss Chalet" atop Greenbrier Mountain.

Set the picturesque scene: From the secondary Glen Andrews Rd, take the wind in the private drive 0.2 mile thru the lush canopy to the top of the mountain which opens to endless blue skies before spanning the mountain view.

The following list is a "feature list" highlighting the property.

1. Completed in 1968, the house has an outside appearance of a Swiss Chalet. The interior was designed with an open concept, unique at that time. The European theme continued in the additional buildings, landscape, and entertainment spaces.

2. Water system: Well- 600 ft; Cistern- a completely separate system which is located at the lower deck

3. Fireplace/ Chimney- A major focal point of the home. The limestone stones were repurposed from an Inn at Salt Sulphur Springs (circa 1800s.) The chimney is 37 ft in height, 12 ft wide and 5 ft thick. It is rectangular in shape and was built by 3 people from Union, WV. There is a stainless steel liner in the chimney. The fireplace area is sandstone. Owners maintained chimney via frequent inspections.

4. Cathedral ceiling is 19 ft to the center peak.

5. Roof: The roof is metal, an imitation of wood shingles from New Zealand. The roof has a product guarantee of 50 years, labor is excluded. Roof was replaced within the past 6-8 years.

6. Appliances convey. Refrigerator is ~3 years old.

7. Outdoor entertainment areas highlight the property. The stone patio at the entrance of the house provide the perfect morning experience. Two decks span the entire length of the house. The upper deck, perfect for entertaining, overlooks the village and the valley. The upper deck floor is redwood. The lower deck is accessible from each bedroom. The floor is slate.

8. The ornate trim, the gingerbread, for the house was made by Paul Baud.

9. Windows were replaced approximately 20 years ago, keeping the European style.

10. Kitchen: Cabinets custom made by Alex Freeman, considered one of the best carpenters in the area. Backsplash is cooper. Light fixtures in kitchen and dining area are from Mexico.

11. The arbour, floored with soapstone, and surrounded by years of manicured grapevines, conjure a true European ambience. Brick floors accent both sides of the grape arbour area. The fire circle patio is accented with long range valley views and perfect for night skies.

12. Owners have blueprint of the house.

13. Garage/ Workshop is 21 X 50.

The Land:

1. The 45 acre property consists of both sides of Glen Andrew Road. There is approximately 25 acres pasture/ fields, and 20 acres, woodland. The pastures are relatively flat to rolling. The land offers multiple building sites with panoramic views. The corral area is located on the knoll behind the house. This field is excellent for horses and cattle. An additional goat area and garden area is located to the east of the house.

2. Spring on lower section of the property close to the entrance.

3. One of the most unique outdoor features is the lightning rod which serves as an arrestor. Due to the location atop the mountain, the owner wanted to assure lightning was not a problem. There is a lighting rod 200 yards from the house.

4. Property is fenced.
