Nine miles north of Mitchell Estates is the Suwannee River State Park. It is located at the intersection of the Suwannee and Withlacoochee rivers. This park is alive with history. Visitors can see remnants of a 19th-century steamship and two ghost towns that have been reclaimed by the sandhill wilderness, which is home to diverse and imperiled native species. There hiking trails, campground, cabin rentals, and a paved boat ramp.

The Suwannee River State Park is part of the Twin Rivers Wildlife Management Area which consists of more than 9,000 acres in 14 non-contiguous tracts in Madison, Hamilton, and Suwannee counties. There are areas designated for hunting, fishing, wildlife viewing, canoeing, horseback riding, hiking, bicycling, and picnicking.

At Mitchell Estates you will find 10 acre and 20 acre parcels. Some of the parcels are located on a county paved road and others are located on an easement dirt road. Some of the properties are heavily wooded in oak and hardwood trees and others are mostly cleared with large oak trees around their perimeter. The land is currently zoned 1 home per 5 acres, but cannot be subdivided until the land is paid in full. There is no requirement or timetable to build. Mobile and Modular Homes are permitted. Farm animals are permitted.

There are NO DEED RESTRICTIONS on this property, but you must follow the building codes of Suwannee County when you do decide to build or make improvements.
