Location:
The Mints Ranch is located on US 283 and Diving Board Rd in the Southern part of Wilbarger County
Texas formally known as Mack Community. The property is part of the Texas Land Heritage program,
being owned and operated by the same family for over 140 years. It is also located directly in the
middle of the famed W. T. Waggoner Ranch. Located with highway frontage approximately 20 miles
South of Vernon and 20 miles North of Seymour on US Highway 283. Also, it is just a short 2 to 2 hour
drive West of the DFW Metroplex.
Terrain:
This 2642 +/- acre ranch is basically gently rolling plains with several flat lands consisting of 255 +/- acres
of cropland and several valley type locations along the 4+ miles of heavily wooded creek bottoms with
several beautiful scenic overlooks. There are approximately 600 acres of expired CRP lands consisting of
Switchgrass, Bluestems, and Coastal ...
Switchgrass, Bluestems, and Coastal Bermuda grasses. The remainder of the heavy clay soil is covered in
native pastures with heavy mesquite to some pastures that have been sprayed or grubbed. The
combination of native and improved pastures along with the cropland has historically carried 200-275
head of mother cows. There is approximately of a mile highway frontage to the West on 283 and
approximately 2 miles of county maintained frontage to the North on Diving Board Rd. The property is
divided into 15 pastures with good cross fences and good perimeter fences, most being 5 wire barbed
wire. There are 22 earth tanks scattered throughout the property providing each separate pasture with
more than adequate water for livestock and wildlife. Many of the stock tanks are stocked with bass,
crappie, perch, and catfish and many have rock bottoms.
Hunting:
Mints Ranch has been outfitting seasonal hunters for the last 18 years. There is an abundance of
Whitetail Deer, Feral Hogs, Javalina, Bobcats, Coyotes, Rio Grande Turkey, Dove, and Bobwhite Quail.
The Mints Ranch has basically been the only developed hunting property within a 25-mile radius. Over
the last 18 years of outfitting there has been an average of 140-160 class Whitetail Deer, with several
exceeding 175-180 inches. Along with the 255 acres of cropland, there are many numerous small food
plot spaces scattered throughout the 2642 total acres along with many corn feeders and hunting blinds
that are negotiable in the purchase of the property.
Improvements:
There are several structures on the property and many having historical significance to the property.
The Old Homeplace house was built during the late 1890s. It was in use for outfitting until 2017 and
could possibly be renovated and made into a very unique hunting lodge. There is also a barn that was
built around the same time as the house with a side shed and is still used as a game skinning area. Also, a
large set of pipe corrals connect with the barn. In 2017 bunkhouses were added built from three 40
containers consisting of 2 bathrooms with showers and room to comfortably accommodate up to 20
people. The bunkhouse area also has a 3000-gallon water holding tank with pump and hot water heater
to supply bathrooms and a 20 x 20 shed that has been used as a kitchen/dining area. There is also a
septic system attached to the bathrooms. Bunkhouses are all insulated and equipped with electricity
and window A/C units. There is electric service to the bunkhouse/camp area and there are also service
lines along the North side of the property on Diving Board Rd. There is a smaller set of pipe pens on the
northern side of the property. Many of the perimeter fences are new to good condition as same as
cross fences.
Minerals:
The mineral rights and wind rights that ARE OWNED by the owner are subject to negotiation in the
purchase of the property.
History:
The Mints Ranch has been owned and operated by the same family for over 140 years. It has been
registered in the Texas Land Heritage Program and proudly operated as such. The Mack community
once flourished until the early 1900s and had a school and general store. The Mack Cemetery is located
on a location next to the Mints Ranch. The Mints Ranch is located directly in the middle of the famed W.
T. Waggoner Ranch and have always maintained a great neighboring relationship. This would be a great
