The lakes area located just southeast of Willmar is an area one may think that it’s just flattering farm ground, right? For the most part, you would be correct; however, it is not until you get around the actual lakes themselves in the landscape takes on a completely different personality. This property is located on Minnetaga Lake and is approximately 8 miles southeast of Willmar. Before you continue reading, you have to look at all the pictures to show you the unique attributes that this property provides.Many pictures may first catch your eye, but for me, upon initially visiting the property, I was immediately attracted to the front mature rolling Oakwoods. I couldn’t get my knee boots on fast enough to explore further. As I followed one of the deer trails that crossed the township road and ran up into the interior of the south woods, the deer tracks and trails branched off in multiple directions up and down the again rolling hills, making it obvious deer live and utilize the property all year long. I then made my way towards the eastern part of the property to the interior pond that is surrounded and rimmed by predominantly more Oak trees. Making my way out of the woods, I had to stop and take a moment to look over the open CRP ground with its again rolling hills, draws, and dotted wetlands and began to get a glimpse of the lake itself. I hiked my way to the northwest corner of the property, bumping into some pheasants along the way and through the wooded area and out onto the lake, which is more significant than I originally anticipated.This is probably a good time to stop and discuss the lake some. This property has approx1,850 feet of shoreline on what I will call the main lake basin. The lake is a tranquil undeveloped lake that is approximately 791 acres. It has boat access on the west side, but it’s just a limited, more primitive access. According to lake information found on the Minnesota LakeFinder site, the lake has a maximum depth of only 9 feet. Still, it is stated to have a variety of gamefish in it, including crappie, sunfish, northern, perch, and walleye. In fact, per the stocking report, there have been walleye stocked in the lake in various years up to the year 2018, and the most recent gillnet survey (2016) showed 39.5 walleyes/gillnet compared to the previous 2007 results of 9.25 walleyes/gillnet.Alright, on with the tour from standing on the lake, I couldn’t help but want to get up onto the elevated northeast point of the property. There were many deer signs on this point of woods and some pheasant tracks and four roosters, which was a surprise. You will also notice the shoreline wraps around this northeast point (if you look at the aerial) into the little hidden cove or bay area that I have visions of setting up for some waterfowl hunting.I then made my way along the east property line, and there was an open ditch with running water, assuming it contributed to a tile line from the neighbors to the east. There were ample deer tracks around this area utilizing having open water in the winter. I continued up and down the hills until I again ran into the interior pond where I could see pheasants rolling over from the east side to the west, and I was fortunate enough to capture some of those on camera.Winding up my tour took me south of the pond and up by the sellers planted apple trees again, more deer signs looking to scavenge any remaining food, and then across the front or south CRP field back to my truck.CRPsee the attached field maps for this, but there is a total of approximately 57 acres split between about 10 acres by the township road and the balance north of the main woods. This pays $6,188 annually, with the contract good through October 1, 2023. One would then have the potential to re-enroll if there is an applicable program or just let the CRP run out and do what you want.Thinking about building a cabin or permanent house, it goes without saying that if you look at the pictures, you can pick a variety of locations for this.All in all, and I say this often, but finding a property like this on a lake with fish in it doesn’t come along all too often, especially in this area of the state.
