The building site on the north side is the best for a future homesite. There is enough room here to have your own little homestead. The path to this area is a little grown up, so it was hard to get pictures that really show the potential for this site. However, it isnt very hard to imagine a home built on the high ground with an amazing view (Pic 1) and a garden planted in the back yard. You might even have enough room for some livestock if you are so inclined. Utilities are close by this site. Electric and public water are within 400 yards (Pics 20-21). Just below this building area is an open area of woods. You would never know that this little honey hole exists as your driving down the road, but this little patch of woods is the perfect place for a feeder and tree stand (Pics 22-29).
The south side building site is probably better suited for a hunting cabin as utilities are quite a distance away. However, there is easy level access off the public road and this site is even more secluded than the other one. You can be out of your cabin and in your tree stand within minutes (Pics 30-33).
There is plenty of game sign on the property (Pics 34-37). This tract was not hunted during the 2020-21 hunting season and was managed for large bucks during last season. The hunter that leased the property has successfully developed 150-160 class bucks in the Ritchie / Wood County area. I have included some of his trail cam photos from last year (Pics 38-41). He hunts with a bow and only shoots mature whitetails. He did not harvest any deer on this property last year. Hopefully these bucks will make it to next season when you see them from your own stand. There are plenty of different tree species. The oaks (Pics 42-45), hickories, and persimmons (Pics 46-47) will all produce plenty of food for the wildlife. Luna and I had a great day taking the pics for you. She ended up with a frosty beard before we got back to the truck that day (Pic 50).

This is a beautiful piece of property with quick access to Waverly, WV and is less than 20 minutes from Parkersburg. Call me and set up a time to inspect the property. One of the best investments you can make to guard against inflation is land. They just arent making any more of it. I think thats why land is moving so fast these days and I dont expect this one to last very long.
