The Mesa Draw Ranch is located in Torrance County New Mexico just a few miles south of the small ranching community of Mountainair. The ranch consists of 2861 Deeded acres and a 320 acre state lease parcel at the south end. Elevation ranges from 6,500' to 6,800' providing for mild winters, moderate summers as well as cool spring and fall seasons. Access is via "Paved" state Hwy 55. Topography varies from lower grasslands to Pinon pine, juniper and cedar ridges and plateau's. Basic goods and services are just minutes away in Mountainair and the commute to Albuquerque, NM and the international airport is approximately one hour.

The main house was built in 1999 and is a 2500+ sq ft, ranch style home with two living areas, 4 bedrooms and 2 full baths, central heating and refrigerated AC. The metal horse barn is 2600+ sq ft with 6 stalls, exterior runs and freeze free drinkers. Roll up doors on each end allow for drive through loading and unloading. Plenty of room to add additional stalls, enlarge the tack room or store feed. There is a large covered area at the back which can be used for equipment or hay storage. Saddle up and practice roping, barrels or jumping in the 150' x 240' pipe arena which includes chutes, alleys and a squeeze. The metal workshop is 1600 sq ft with concrete floor, power and a walk in food, meat or game cooler. A gravel base around the headquarters keep the mud at bay and natural low maintenance landscape keep life simple. Utility service is private propane, septic and well. Electric is public service. Landline service is available and cell service is very strong though out the ranch. Roads around the ranch are dirt improved and two track unimproved.
Livestock carrying capacity is 40-50 units year round. Fencing is in great shape and mostly 4-5 wire steel post with some cedar post. Several pastures allow for rotation management. Underground pipelines provide water from the 3000 gallon storage tank to multiple drinkers. Ground cover consists black and blue grama, tabosa grass, some chemise, and others. Just north of the headquarters are an older set of working pens and corrals with additional out buildings for storage.
Wildlife on the ranch is very diverse which includes Elk, Mule Deer, Antelope, Mountain Lion, Bobcat, Coyote and small game. Located in big game unit 38 and the Secondary Management Zone, landowners may purchase elk and deer "Ranch Only" permits over the counter or online in unlimited quantities. The local Elk herd is healthy, strong and seems to be growing in size. Bull Elk harvests on the ranch have ranged from 320" to 370"+.
