TERRAIN: Front pastures are in improved Coastal Bermuda with scattered, mature oaks throughout. Back pastures are left more native for wildlife. Some areas are heavily wooded in oak, pine, elm, pecan, ash, yaupon, and cedar. Elevation varies from a high of 480 to a low of 320 for a difference of 160 feet of elevation change. At least 2 spring fed creeks are on the ranch as well as Marshy Springs. Browns Creek flows through Chandler Bottom on the northern portion of the property and is adjacent to the water controlled waterfowl wetland area.

SOILS: Soils are primarily sandy to sandy loam. Some rocky iron ore outcroppings and ridgelines are located in a back portion of the property. These areas are scenic and have been utilized for Christmas photos in the past. Soils are very productive if managed properly.

WATER: The primary water well located near the headquarters is believed to be 400+/- feet. It provides quality water throughout the ranch. There are 4 additional water wells on the property. South Freestone County Water Supply Corporation also provides rural (owner has 3 water meters). There are 15 stock tanks or lakes for livestock and recreation. Two of the lakes are spring fed and excellent fishing.

DU WETLAND: A waterfowl wetland area is properly designed, with water control device, and can be spring fed upon demand. It was built with assistance of Ducks Unlimited and enrolled in a 15-year program. There are approximately 6 years remaining. There is about 30+/- acres of shallow, flooded area when wetland is full.

FISHERIES: Two spring fed lakes and other ponds are stocked with black bass, crappie, and catfish. Owner previously had designated ponds to raise catfish and another designated pond to grow Florida Bass.

WILDLIFE: Deer, ducks, hogs, varmints, and dove. Whitetails are abundant with little hunting pressure. Waterfowl area can provide exceptional duck hunting opportunities in fall and winter months. Additional waterfowl areas are possible with some dirt work in some of the low lying areas of the ranch.

CATTLE: Owner runs between 275-300 animal units in an average year. Front pastures are managed, but back pastures are left native. This ranch has the ability to run more livestock with fertilization, liming, and pasture management.

IMPROVEMENTS: Front hay barn, sale barn, equipment shed, several pole barns, covered stalls, office, storage buildings, pipe runs, working pens, and animal shelters include some of the cattle improvements. Perimeter is fenced and ranch is cross-fence into 19 pastures. Main entrance is on Highway 75 and includes an electric gate with key pad entry. OWNER'S ROCK HOME: Perfect for weekend use with 2 bedroom/ 2 bathrooms and approximately 1800+/- square feet. There is also a small bunkhouse with 4 beds (no bathroom) located next to the cabin. It is 8'4 X 24 and perfect for accommodating crowds when hunting, fishing, or enjoying other lake activities.

BUNKHOUSE: This guest cabin is approximately 12 X 35. It is finished out with a rustic feel that is tasteful and functional. It has one bedroom/ full bathroom and is surrounded by mature 100 tall pine trees.

FOREMAN'S HOME: This comfortable 2 bedroom/ 1 bath home is in good condition and located at the headquarters area on a nice hill. Home is 1500+/- square feet and very functional.

EASEMENTS: A gas pipeline easement crosses the property. Annual income of $5000+/- will transfer to the new owner of the property.

SURFACE LEASES: None. Owner runs their own cattle operation. Family and friends occasionally hunt the property.

MINERALS: Owner will convey 1/8th of minerals in possession. There are 4 producing gas wells located on the property that XTO operates. These wells have a minimal impact on the surface and aesthetics of the ranch. Property was leased in the 1970s. All-weather roads are well maintained by operator and are beneficial for ranch use.
