This Dryland farm located in Haskell county near the community of Sagerton TX consists of 394.92 acres with Roughly ~74 acres of native pastures with excellent to fair fences and the remaining 320 acres are in cultivation. The farm is around one mile from the Double Mountain fork of the brazos river and hunting in this area is good when feeding and wildlife management practices are implemented. The area is know to have good whitetail hunting, feral hogs, dove, and some turkey and Occasional Sandhill crane.

The hunting in this area can be really good when adequate feed and management practices are implemented. There is a good tank that has a good catch during wet weather, there is also an older windmill and concrete casing that has a good amount of water that would be ideal for putting a solar pump in for livestock and wildlife. The farm also has a trap with corrals and pens that could be used for sorting or working cattle.
Water:
There are two windmills and one electric well in place on the property. The windmills are going to need to be repaired or replaced with solar pumps, the main well that is next to the cattle pens was used previously to supply livestock water and in the past was used as water supply for the original homestead.
