This 87 +/- acre Foard County farm is located in a corridor between the Pease River (1.5 miles to the north) and Mule Creek (0.5 miles to the south), north of the Margaret community on County Road 246, and only a half mile off of the paved Farm-to-Market 98. CR 246 receives very little traffic and as such, the place is very private and quiet. There is very little hunting pressure; most of the surrounding properties are locally owned and used for agricultural production.

Tree cover includes re-emerging mesquites, a few scattered cedars, and some taller hardwoods in a shelterbelt.
The farm has been in the CRP program for over thirty years and currently has a contract in place until September 2020. The yearly payment is $2,181. While the CRP contract prevents actively farming or grazing the land during this period, it does allow wildlife food plots to be put in, if desired. This is quality sandy loam farm land, capable of grain crops or cotton; the immediate neighbors grow wheat, coastal bermuda hay, and alfalfa. The water table is very shallow, around 20 deep, and considered to be some of the best water in the county.
An older farm house sits on the south side of the property, with two bedrooms, one bathroom, kitchen, and living room. It has plank flooring, wood siding, and a metal roof that is almost 15 years old. Metered electricity and a private water well service the house. It definitely needs some clean-up and work done to it but it's salvageable, and would work well for a weekend hunting cabin.
HISTORICAL NOTE: This property is the original site of the town of Margaret, even though it doesnt have any buildings on it. There is a nice view of the four Medicine Mounds to the north. Also, just a mile to the east is the Pease River Battleground, where Cynthia Ann Parker was rescued from the Comanches in the early days of Texas.
