Back in the 1950s, several acres in the northeast and northwest were tillable and planted to row crops. Over the years those acres then were seeded down to native grasses and enrolled into the Conservation Reserve Program, creating a thriving wildlife habitat. There currently is no active CRP, but would have the option to re-enroll if desired. Over the years the landowner created food plot areas throughout the timbered pockets along with planting many hardwoods to create additional screenings, breaking up the grass acres adding to and maturing the overall farm's recreational aesthetics. Several acres of the farm could easily be planted to alfalfa to provide an additional year-round food source along with passive income. One could also lease acres out for livestock grazing as well. In the middle of the southern end of the farm, the land lays perfectly for a nice-sized pond to be built and would provide an additional water source. The farm is made up of Class I and Class III soil types of Dale and Crisfield. The north end of the farm is boarded by the BNSF railroad and is fully fenced along with the east and south property lines with 5-strand barbed wire. The 68 +/- acres of timber stand are made up of a majority of black walnut, cottonwood, osage orange, locust, elm, oak, and cedar. With all the funnels and pinch points throughout, one would maximize with stand locations set to hunt multiple wind directions. The timber stand towers over top with an open understory and leads out to a brushy cover. Walking throughout, you can turn in each direction and jump on a deer tail. So many rubs along the way some past year and some currently being worked over. The tall cottonwoods on the west draw hold the turkey roost. Several were trotting through the timber along the creek. With being located just on the east side of the Chikaskia River with big timbered farms adjoining, I can only imagine the possibilities! In the middle of the farm between the west side of the creek and the fingerling draw running off to the north, 8 does and a few fawns were bed down and bumped that ran to the south timber stand. And with all of the signs, I am confident of what bucks are there as well. Over the years, the owner had success annually while stewarding the land for continued future success. From mature deer to turkey pheasant and quail, this farm holds year-round hunting and enjoyment growing the farm in hunting unit # 15. All mineral rights are intact.
