Description: The Magueyitos RANCH is rich in history and mystic established in 1896 by the Withers family. Ranches with this heritage are rarely available. Magueyitos Ranch has areas with Indian artifacts and large formations of petrified wood. The name of the ranch derives from a smaller plant variety of the Maguey or Century plant that is indigenous to the ranch. This area is known for some the finest trophy deer hunting land in the state. The gently rolling terrain offers views on the ridges and diverse high protein south Texas brush conducive to raising superior wildlife. Electricity is located at the headquarters and numerous locations. The owner has two modular homes that they will remove at closing. The ranch is high fenced and has and good road system. The genetics are all natural with no breeder deer released.

Water: The ranch is watered by over 30 stock tanks that vary is size as well as two Carrizo water wells. Water lines are piped through out the property from these wells to provide water troughs for the game and cattle. The ranch has many creeks and tributaries that meander through the property.

Minerals: Located in the Eagleford Shale area. The owners will convey 25% of the minerals which is a rare find in the oil and gas market today. There is no production on the ranch. It was last leased in 2010. No current lease or production.
