Magnolia Swamp Tract

The acreage consists of level bottom land with elevations ranging from 250 ft. on higher elevations to 200 ft. along Big Swamp Creek. The higher elevations consists of mostly planted pine with some hardwoods and the soil types are composed of Oktibbeha clay, Bonneau sandy loam, and Freest sandy loam which are good pine and hardwood timber producing soils. The soil types in the lower elevations along drains consists mainly of Leeper silty clay, Mantachie clay, and una clay which are good hardwood timber producing soils and are currently in hardwoods and oxbow ponds. This property has a very diverse wildlife habitat such as upland pines, bottom land hardwoods, oxbow ponds, and frontage on Big Swamp Creek which makes for excellent hunting of deer, turkey, quail, and water fowl.
