At Lake Anderson Estates you will find wooded properties on a grass/dirt easement road. The estates range in size from 2.34 to over 9 acres and one of them is located on Lake Anderson. All of the properties have access to the lake. There is no requirement to build, however when you decide to build it must be 650 square feet or larger. Modular homes and mobile homes are allowed providing they meet the minimum square footage and are 10 years of age or newer when initially placed on the land. Farm animals are permitted with the exception of pigs. Camping is allowed on a limited basis.

In Madison you will find North Florida Community College which is an out-campus for St. Leo University. Downtown Madison is filled with quaint gift shops, antique stores, outdoor shops and nice eateries. And all of the downtown area is overflowing with classic 150 to nearly 200 year old homes and buildings. There are two grocery stores in Madison and Madison County Memorial Hospital. Big city amenities are not far away either. Our state capital, Tallahassee, is 57 miles west of Madison and Valdosta, Georgia is only 29 miles northeast of town.

Madison County has gorgeous rivers along some of its boundaries: Aucilla River to the west, the Withlacoochee and Suwannee Rivers along its eastern boundary. Ten miles east of downtown Madison is Madison Blue Springs State Park, a first magnitude spring known worldwide, touts beautiful water, and allows access to the Withlacoochee River for canoeing, cave diving, fishing, and swimming.

For the cycling enthusiast, Madison County exhibits beautiful country roads with cycling lanes that make up a 100 mile loop around the county. Four Freedoms Trail is a 12 mile recreational trail that extends north from the city limits of Madison to the Withlacoochee River at the Florida-Georgia border. People can enjoy walking,and horseback riding the paved trail, which provides covered rest areas along the way.
