There appears to be alot of water that runs along the property with most draining into a smaller wash at the south side of the land, lots of water collection possibilities for irrigation or making small ponds. Heavily wooded in some spots mostly the middle and west sides of lot but fully wooded. Which makes for a ton of firewood. Soil is sandy with a clay layer underneath and with smaller rocks lying around. Vegetation consists of mostly sagebrush and grasses but some other types of bushes were growing, mormon tea and others.
Neighbors barbed wire fence runs along the entire northern property line as well. There was deer and elk droppings all over the lot along with fresh sign of small game.
Access to property is best off of highway 191 south by witch well tavern, county road 7230 runs west off of 191. It is a two lane dirt county maintained road and is in good shape year round. Along the 14-15 miles to the access road gate you will see a nice mix of heavily wooded (pinon and shaggy juniper) and open grassland. Rolling hills and white mountain views to the south. A lot of wildlife can be seen, ranging from coyotes, roadrunners, jack rabbits, to larger animals like antelope, deer, and elk. Very green during monsoon season with different wildflowers blooming all season.
