Just a 25 +/- minute scenic drive from Fredericksburg and an easy 30 +/- minute drive from Llano, the ranch is located in one of the most highly sought-after areas of the Hill Country. LOCATION

Located 18.5 +/- miles north of Fredericksburg, Texas. Travel 10 +/- miles north on RR 965. Turn left on Keese Rd for 6 +/- miles, continuing on CR 111. Travel 1 +/- mile with the main entrance to Enchanted Vistas subdivision on the right-hand side. The property is located 1 +/- mile down Granite Springs Drive on the left-hand side.

Located 25.5 +/- miles southwest of Llano, TX. Travel 20.8 +/- miles down RR 2323. Continue on CR 111 for 4.8 +/- miles with the Enchanted Vistas subdivision main entrance on the left. The property is located 1 +/- mile down Granite Springs Drive on the left-hand side.

LAND

The land combines heavily-wooded areas, beautiful granite outcroppings, and stunning views. The terrain on the property is gently rolling with 40 +/- foot in elevation change. A nice valley runs through the property and brings character to the ranch. The northern section has interesting granite outcroppings and an elevated build site with Enchanted Rock as its centerpiece. There are several wet weather tributaries that bisect the ranch, one of which watersheds into a pond on the property. A thick stand of native grass with many mature hardwoods which include Post Oak, Blackjack Oak, and Live Oak exists throughout the property. The current owner has been a tremendous steward of the land having cleared the majority of cedar off of the ranch.

IMPROVEMENTS

The ranch is void of any major improvements.

WILDLIFE

Wildlife is in abundance with sightings of Whitetail deer, turkey, and dove and an abundance of other animals native to the Hill Country.

WATER

There is not an operational water well on the property.
