This ranch has been in the same family for many years. It is primarily used as a residence, hunting lease, and grazing cattle. A large seasonal creek winds through the entire width of the ranch. This allows for a good amount of the ranch being in creek bottom land. These areas are excellent for clearing and improvement of the native grass, planting improved grasses, and also providing excellent food plots throughout the ranch. In addition the creek bottom allows huge hardwoods to grow in abundance.

The majority of the ranch is heavily wooded, with very little cedar. This provides excellent wildlife cover and habitat. As the new owner you can chose what areas you want to clear, or leave it as it is. Most of the underbrush consists of mesquite and b-brush, which deer love!

Large live oaks, elms, spanish oaks, post oaks, blackjack, and other hardwoods cover the majority of the property. These large shade trees can be found on most of the ranch and will provide abundant shade for the wildlife as well as adding beauty to the ranch.

The property is gently rolling and there are several nice elevated areas where you can see for miles. This great topo also provides some great locations for building a home with pretty views of the Texas Hill Country and the surrounding escarpments.

There are several earthen tanks on the ranch, however most of them are not deep enough to hold year -round water. With that said however, these areas, as well as other nice draws on the property, can provide the opportunity to construct large bodies of surface water. The seasonal creek will run and hold pockets of water with normal rain fall. Although it is currently dry, it is still a beautiful walk up and down the creek to see the gorgeous large hardwoods and beautiful rock outcroppings. If you like seeing and hearing the native Texas songbirds, this is a great place to sit and enjoy them!

There are 4 functioning water wells on the property, two being windmills. The ranch is perimeter fenced and carries an agricultural exemption.

With the excellent habitat on the ranch, hunting for deer and turkey is extremely good. Llano County is known as the deer capital of the world, and this ranch is no exception. Bucks with good mass and width have been taken off the ranch for several years. You can see a couple of them in our photos section of this property.

A nice double wide home exists on the ranch. Also on the property is an old ranch house. Electricity is on the property and can be easily extend to other areas of the ranch.
