Topography:Elevations range from 1,226 feet to 1,390 feet on the ranch, providing over 160 feet of change. The Hitson Branch of Little Cedar Creek meanders through the middle of the ranch creating lots of drainage and water flow to several stock tanks. As you travel south on the ranch, elevations rise rapidly, with several locations providing miles-long views of the area, making excellent homesites.
Cover:Cover on the ranch varies from very thick to more open areas, which have been grubbed and opened up in years past. There are also three small food plots that have been planted in the past. The pasture is predominately post oak, live oak, cedar, and mesquite, with some elm and hackberry. The wildlife here thrives on the ample supply of browse including skunk bush, lote bush, elbow bush, wild plum thickets and other beneficial plants.
Fences:Perimeter fences are barbed wire on metal and cedar posts and are in good condition. The ranch is cross fenced into two pastures. There is a high fence along the northeastern corner of the ranch.
Utilities:There is electricity in place in several locations on the ranch. Stephens County Rural Water does cross the very north end of the ranch along the highway and two water meters have been purchased.
Water:The ranch has eight earthen stock tanks, several of which hold fish. Little Cedar Creek meanders through the northwest portion of the ranch for about half a mile. This portion of the creek will hold pools of water most of the year. The Hitson Branch also crosses the middle of the ranch, providing plenty of drainage to several of the stock tanks and holds water in pockets seasonally. Rural water is supplied by Stephens Regional Special Utility District and the owners have purchased two taps just off Hwy 180.
Hunting: Wildlife in this area is plentiful. There are large numbers of whitetail deer, Rio Grande turkey, feral hogs, and dove. When conditions are favorable, the bobwhite quail population is also good here. The abundance of surface water provides fantastic waterfowl hunting opportunities as well. Additionally, several of the tanks hold fish such as largemouth bass, perch, and catfish.
Minerals:Some minerals are available with an acceptable offer. There is some active production on the ranch.
