Pecan orchard for sale in Northwest Texas, 15 miles from the town of Vernon! The orchard has 500+ trees; some are decades old and some are within 20 years old. This property has lots of potential and allows for some wonderful tax depreciation too.

When the trees were sprayed and watered, a previous owner of the orchard harvested an average of 30,000 lbs on the first gleaning, with some 10,000+ lbs being left on the ground at the end of the harvest that could have been collected too.
The land has seven water wells scattered across it, which were used to run an underground sprinkler system on the orchard. It hasn't been used in seven years, and with cattle grazing and likely gopher damage, the sprinkler system should be considered of no value and will need all new lines installed to make it operable again. The wells are 40-50 ft deep and have underground electric ran to them. The located of the wells throughout the orchard allow stations to be set up.
If you wanted to plant more pecans, or other fruit trees like peach or apple, the skips in some of the rows provide room to do so. The soils are sandy loam and perfect for growing not just trees, but garden vegetables, blackberries, watermelons, pumpkins...virtually anything you could imagine planting that can take the North Texas summer heat.
This orchard would be a great place to build a country home, where it would be surrounded by tall trees and private. Electricity is running down the whole north border, from the front of the property to the back, so you can tap on virtually anywhere. Any of the seven water wells should be sufficient to provide the house's needs, capable of producing around 30 gpm each. The seller has never tested any of the wells for pressure or quality; any buyers wanting to will be allowed the opportunity to do so in a due diligence period.
