Existing Leases and Wildlife
The property is currently under a residential lease and hunting lease (by the same tenant). Very little hunting has been performed in recent years. There is an adjoining private wildlife reserve where no hunting happens at all. Very little hunting pressure in the immediate area. In addition, the ranch is part of the Chalk Mountain Wildlife Management Association.
The association has worked for and received an area-wide Wildlife Management Plan which has been distributed to its members. This plan covers white-tailed deer and all other wildlife. This management plan allows any CMWMA member to receive a Managed Lands Deer (MLD) Permit without regard to the normal 1,000 acre minimum ranch size by pooling our Members acreages so that small landowners will be able to achieve the same benefits as larger operations.
There is no current grazing leases and grasses are tall. Would be great for livestock grazing.
Topography and Vegetation
The ranch contains a variety of native grass, cedar stands, and beautiful stands of mature oak trees. The central mass of the subject property where the improvements are located are atop a mesa at about 1,236 above sea level. The western portions of the property drop down to about 1,130 feet above sea level along with the eastern tail of the property. This staggered elevation creates natural beautiful views.
