LENOX RETREAT at NATIONAL FOREST
National Forest bounders this rural SE Oklahoma combo property, offering the potential for agriculture, recreation, but most importantly, development in one of SE Oklahomas hotspots!. Lenox is an old site of the Choctaw Nation, with a mission founded in 1853, and even a post office in 1896. LOCATION: Located in LeFlore County, Southeast Oklahoma. Less than 4 hours From DFW, 2 hours from Tulsa, and just over an hour drive from Ft. Smith, Ark.. Approximately 15 miles E of Talihina and 10 miles west of Big Cedar. The Kiamichi River is less than a mile south. Talimena Drive is on the Winding Stair Mountains just 3 mile north. If you recognize the name, think of Rooster Cogburn and True Grit!
SITE: The entire north side adjoins National Forest. 160 acres m/l combo property. From the west side, is mainly a level to gently sloping terrain, largely class 3 soils and very adaptive to pasture or other agriculture uses. The terrain then moderately drops into a drainage area before rising back out on the east side. 60% of the soils are class 3, very good, with balance class 6. The soils are largely conducive to construction such as cabin sites. Would just have to avoid certain places along the drainage, which, would be great places to construct dams for reservoirs. Shale pit for roads/pads. Soil and topo maps available.
IMPROVEMENTS: Old farmstead, dwelling aged but good bones, fireplace, 3 br, 1 b, carport, approximately 1625 heated area. Two barns/sheds, one with stalls. A metal arena on the SE corner could be repaired and used for equine events.
ACCESS: State Highway.
UTILITIES: Electric, phone and rural water.
USAGE: Equine, recreation, hunting, fishing, rv, cattle. The national forest trails are a huge draw for ATVs, and the renown equine trails run all the way over the mountain to Cedar Lake.
WILDLIFE: Great area for deer, turkey, hog, bear, small game. Fishing in the river and lakes in the area.
WATER: 2 ponds and a wet weather drainage.
MINERALS: none
COMMENTS: A very unique property, excellent location in one of SE Oklahoma's hotspots, with potential to develop into a private retreat or combo estate. A property with this much frontage to the National Forest is indeed rare. The equine and atv trails are just minutes away. Hunting on the property and the forest. Fishing close by.
