Location: This 730 acre ranch is located only 1.5 hours south of Houston, 5 miles SW of Edna in Jackson County, TX. It is situated 2.5 miles off of Hwy 59, at the end of paved County Rd 110, so it is conveniently and privately located. Its also located only 15 minutes from Jackson County Airport.
Vegetation: The ranch is covered in hundreds of beautiful, huge live oaks, giving parts of the ranch a park-like appearance. There are also many big pecan, elm, hackberry, and sycamore trees along the the Lavaca River bottom. The native brush is typical of the Texas coastal plains, including post oaks, black jack oaks, and yaupon, among many others.

Terrain: The terrain is extremely diverse, ranging from productive clay loam bottomlands to gently rolling sandy hills. The Lavaca River stretches along the eastern border of the ranch for 1.5 miles, providing excellent habitat for native wildlife in the bottoms. The ranch has 45 ft of elevation change. Approximately 300 acres of the ranch along the river is in the 100 year flood plain. Rainfall for the area averages 44 inches per year.
Hunting: With the 1.5 miles of river frontage and native woodlands, the ranch provides wonderful habitat to all kinds of wildlife. There is an abundance white-tail deer and hogs, and there are occasional turkey sightings. The area is known for good duck and goose hunting in the winter months, and there are areas where waterfowl lakes could be built.
Water: There is approximately 1.5 miles of frontage on the Lavaca River, which flows clear and shallow in normal rainfall times. The Lavaca has sandbars and deeper holes that occasionally hold fish. There is a natural slough in the river bottom area that holds water about 1/2 acre in size. There is one water well with an electric submersible pump, which feeds water to several concrete water toughs.
Minerals: The Seller owns 50% of the mineral rights, and with an acceptable offer may be willing to convey 1/2 of what he owns. There is no production on the property and the minerals are not leased.
Improvements: The barbed wire perimeter fence is in good shape, and there are multiple pastures separated by cross-fencing. The ranch has an old headquarters which includes a set of working pens, a hunters cabin, and some small barns. The structures have little value.

From Edna, head south on Hwy 59 approx 2 miles, take the El Toro Exit and turn right on CR 234, then turn right on CR 110 for approx 2 miles, road will dead end into ranch gate.
