The terrain is typical for southern Crockett and northern Val Verde County with steep rocky mountains and hills. The hills have lots of brush cover for wildlife. There and roads throughout the ranch that can be accessed by UTV, and some that can be accessed with a pickup truck. The terrain is excellent for hunting and makes for scenic views for the surrounding landscape.

The ranch is well watered by 3 wells. There is a well near the headquarters that has submergible pump and provides water to the house. There is also a windmill near the head quarters that has large rock and concrete reservoir. The 3rd well is located on the north end of the ranch has solar pump with storage tank and concrete water trough.

The home comes completely furnish, from the bed linens to the dishes in the kitchen. Also included is a pool table in the living room. There is a small one room guest house or cabin that has bathroom with shower, and a small kitchenette. The shop is a 40x60 enclosed shop with 16' eve heights and 14' roll up door.
