The acreage is in a sweet spot of the NEPA Marcellus according to Chesapeake' s Core of the Core" Map (see attached map titled Northern Marcellus ) and located in the Range Resources "Super-Rich" core (see red shaded areas in attached map titled "Gas in Place (GIP) - Marcellus Shale"). The top 25 wells in Wyoming County are within a few miles of the Property.

The Property encompasses most of the former farming village of Scottsville, Pennsylvania. After the power company acquired the site in the late 60's and early 70's, the town was demolished leaving only foundations of homes hidden today by forest. Scottsville was originally known as Hemlock Bottom and was first inhabited in 1787 by settlers from Connecticut. Farming was the major occupation. The land remained vacant from the 70s and was purchased in 2004 by one of the conservancies we manage. The power company timbered it occasionally, it was leased to local farmers, and also leased to the Pennsylvania Game Commission for use in public hunting. Currently the Property is leased on an annual basis to hunters and farmers and is timbered. That's the history of the 1,406 acres from the late 1700s to today.

Survey: The Property has been surveyed as per ALTA/ACSM standards in 2004.

Zoning: There is no local zoning in the three townships where the Property is located: Windham, Meshoppen, and Mehoopany Townships, Wyoming County, Pennsylvania. The subdivision and land development in those townships is regulated by Wyoming County through its Planning Commission.

Sand, Gravel Shale and Bluestone: The property contains multiple deposits of sand, gravel, shale, and bluestone, however, no mineral assay was performed. The Property contains an old, non-operating, small bluestone (flagstone) quarry North of the River and is contiguous to an existing operating bluestone quarry South of the River. Most of the major sand and gravel mines in Wyoming County are located adjacent to the River.

Annual Farming and Hunting Leases on Property: Property is presently leased for hunting on a year-to-year basis. Approximately 100 acres of farmland is leased to a local farmer on an annual basis for planting field corn. There are 15 farm fields. All leases terminate annually.

Susquehanna River ("River") Frontage. The Property, as per a 2004 survey, has a riparian meander distance of 7,185 feet of frontage along the northeasterly side of the Susquehanna River and a riparian meander distance of 9,672 feet of frontage along the southwesterly side of the Susquehanna River. 1.83 miles of the River are easily accessible, primarily on the South side of the River.

Railroad: There is no rail service to the bulk of the Property which lies South of the Susquehanna River. The Property on the North side of the River is contiguous to the Blue Mountain Reading and Northern Railroad.

Wind and Solar: The Property has not been leased for wind and solar. BP has a wind farm located partially in Mehoopany Township (part of the Property is located in Mehoopany Township). The BP wind farm has 88 turbines, is expected to produce approximately 140-145 megawatts of power and is a few miles from Property.

Farmlands: Approximately 100 acres of the Property are currently being farmed. Some of the farmland is Wyoming County River "flats". River flats are considered by many farmers to be the best farmland in Wyoming County. Several additional areas of the Property have been previously farmed and additional acres previously farmed can be put back into working farmland.

Timber: The site is heavily wooded and contains Red Oak, White Oak, Scarlet Oak, Black Oak, Pin Oak, Chestnut Oak, Tulip Poplar, Grey, White and Black Birch, Hard (Sugar) Maple, Soft (Red) Maple, White Ash, Black Cherry, Black Walnut, Butternut, Bitternut, Sassafras, Cucumber Magnolia, Apple, Pear, Aspen, Cottonwood, Willow, Serviceberry, White Pine, Hemlock, Hackberry, Sumac, Black Tupelo, Juniper, Norway Spruce, Hornbeam, Hophornbeam, Black Locust, Pin Cherry, Dogwood, Chestnut, Witch Hazel, Slippery Elm, Beech, Striped Maple, Shagbark Hickory, Basswood, Green Ash, Sycamore and numerous species of shrubs, ferns, and herbaceous plants. Hunting: The heavily wooded forest, with excellent habitats and varieties of habitats (mature forest, new growth, mixed forest, field, river, ponds, farmlands, etc.) provide for an excellent hunting experience. The land is fully leased each year by large hunting clubs. The site is loaded with deer, bear, turkey, (huge flocks come to the farm fields after harvest) and there are hundreds of resident turkeys, grouse (and multiple grouse coverts), geese, ducks (on the river and on various ponds on site and at nearby lakes), and squirrels abound attracted by a huge supply of nut trees (oak, walnut, hickory), plus coyote, doves, rabbit and other small game are available.

Fishing: The Susquehanna River is one of the top 5 Small Mouth Bass rivers according to Bassmaster Magazine (see attached photo). The several miles of riverfront offers multiple locations to launch a boat, canoe or kayak, and the river is well known in the northeast for its Small Mouth Bass, Walleye, and Muskie fisheries.

Taxes: $3,398.03 (2012); property is enrolled in Wyoming County Clean & Green, a preferential tax assessment program that bases property taxes on use values rather than fair market values. This ordinarily results in a tax savings for landowners.

Dispute Resolution/Arbitration Policy.
