This 160 +/- acres in Wilbarger County, TX is located southeast of Vernon, one mile of south of FM 433 on CR 133 E. LAND USE:
The farm has county road frontage on both its north and west sides. It has one 480 acre neighbor joining its east and south sides, which is one large field. Near the entrance on the northeast side is a 40' x 80' metal quonset barn with wooden rafters. Part of the floor is dirt and part is concrete. A set of pipe working pens is by the barn, with a loading chute. In the pasture are three water tanks; per the owner, two of these can go dry during a dry season but one doesn't because it was recently cleaned out.
WIND INCOME:
While this farm doesn't have any commercial wind generators on it, it is pooled in with the neighbors who do and received around $1,000 in wind royalty payments in 2020. This contract will transfer to the buyer at closing, so it will have an immediate revenue stream.
FARM RENTS:
If you did not want to operate the land yourself, or perhaps you only wanted to have cattle on the pasture but rent out the cultivation, the current tenant has been on site for years and would stay on for a new owner. The rental agreement is 1/4 on cotton and 1/3 on wheat to the landlord, including all income and expenses. Wheat production can be expected to be 20-30 bushels per acre; cotton can make a half to 1 bale per acre. This is a dry land farm, so much is determined by the rainfall received on any given year.

2020 taxes were $551.03, with an agricultural exemption in place.
