Acreage: The Kent 360 consists of approximately 360 acres of native and improved pastures. This ranch is made up of all the right things to create a great hunting experience for you and your family! This one is a keeper!
Topography: The topography is mostly gently rolling, but several drainages are running through the property creating some great bedding areas. There is also an area toward the middle part of the ranch that used to be a gravel pit that has had time to heal up. This is a great feature on the ranch because it is another larger place for wildlife to bed and to get out of the weather.
Rainfall/Elevation: Kent County receives an average of 23.5 inches of annual rainfall according to the Texas Almanac online.
Cover: The brush cover really sets this place apart! There are areas of really heavy bull mesquites, Hackberries, and China Berrys that are broken up with old CRP with less dense brush. This helps to make the place more huntable and gives a more balanced habitat to wildlife.
Fences: The property has good barbed wire fencing on the north and west sides. The south and east fences are in need of some work if you intend to run livestock.
Utilities: Co-op electricity is provided by South Plains Electric. There are currently two meters in place.
Water: Water is provided by two water wells. One of the wells is in good operating condition, but the other needs to be reworked. There are also a few places where earth tanks could possibly be built to retain surface water.
Hunting: Hunting in this area is fantastic! Take a look at the game photos in the gallery. The seller is extremely cautious of his management practices and only harvests the appropriate animals that will increase the productivity of the ranch. Species include whitetail and mule deer, turkeys, and feral hogs. The area also is great for dove and Bobwhite quail. Additionally, several blinds and feeders will be conveyed with the property!
Minerals: Some minerals available with acceptable contract.
Price:The property is priced at $2,080.00 per acre for a total price of $748,800.00
