This 87 +/- acres is located about 10 miles north of Crowell in Foard County, TX! The land sits in a corridor between the Pease River (1.5 miles to the north) and Mule Creek (0.5 miles to the south), north of the Margaret community on County Road 246 and only a half mile off of the paved Farm-to-Market 98. CR 246 receives very little traffic and as such, the place is very private and quiet. The property laid fallow in the CRP program for over thirty years but is no longer in it. This land is quality sandy loam farm land, capable of grain crops or cotton; the immediate neighbors grow wheat, coastal bermuda and alfalfa hay. The owner has planted a small turnip food plot as a wildlife food plot, but left the rest of the land in native grass/tree cover.
An older farm house sits on the south side of the property, with two bedrooms, one bathroom, kitchen, and living room. The current owner installed a new shower a few years ago. It has plank flooring, wood siding, and a metal roof that is almost 20 years old. Metered electricity and a private water well service the house (new water well was drilled a couple of years ago). The house definitely needs some clean-up and work done to it but its salvageable, and would work well for a weekend hunting cabin or could be a full time residence after updating.
The land has a fence on part of its west side but is nothing along the road on the north or east sides. No barns or improvements, other than the house, are here. Foard County is a low population county, with just over 1,300 people. It is very rural, with no developing subdivisions or developments in progress. Crowell has a grocery store, pharmacy and several restaurants. Vernon (pop. 11,000) is a 30 miles away and has a Walmart, hospital, junior college and several manufacturing facilities.
