The bank between the ridgeline and the valley is very thick and you will need to use some equipment to recover some of the logging roads that have grown up. However, once you get down into the valley it is beautiful. The woods are thick and there is a nice creek running through the property year-round (pics 21-23). There are some large trees on the property but probably not enough to timber. Species include white oak, hard and soft Maple, hickory, poplar, and several others (pics 11-20). There should be some really good hunting for deer and turkey as well as small game on this land. You might even spot a black bear in the area. This property is less than a five-minute drive to the Walker Creek Wildlife Management area if you are looking for more land to hunt (pic 24). Last year when I was hiking on the property, I came across a pretty good patch of yellow root (pic 25). A little deeper search might have even put me on some ginseng.
Real estate taxes are less than $100 per year and include tax parcels 2-6 and 2-8 in Clay District of Wirt County. The property does qualify for Managed Timber tax considerations and any new owner should apply to the state. There are no minerals rights being sold with the property.
