Elevation on the ranch ranges from 1,800 +/- asl to 2,040 +/- asl. There are multiple hilltops on the property that overlook the Bull Head Creek valley and beyond. These overlooks are accessible through various hiking trails and would make for a couple of fantastic building sites. The hilltops once served as strategic lookout points for Native Americans. On any given day there is a possibility to find arrowheads and other remnants from the time period. Terrain along these hill tops is rocky with many live oak, wild cherry, juniper, and cedar elm. The property is not currently ag exempt.
Electricity is readily available in the main valley with two water wells located nearby. This valley is the old location of the historic Jo Jan Van Girl Scout Camp. Cedar has been selectively removed in this area making this another beautiful recreational area.
IMPROVEMENTS
There are a few dwellings that once served campers and staff when the property was an active camp. These structures have not been attended to over the years and are prime for a restoration project. An older horse stable rests on the property as well.
WILDLIFE
This ranch is an oasis for wildlife with its heavy cover and substantial amount of live water. Abundant free-roaming game include whitetail deer, axis deer, aoudad, turkey, dove, duck and hogs. A wonderful place to hunt and fish.
WATER
Two water well are located in the main valley of the property. Both sides of strong flowing Bull Head Creek for approximately 1.1 miles.
