Jo Jan Van Camp is a unique 180 +/- acre ranch known for its superb live-water and views of the Bull Head Creek valley. Both sides of clear flowing Bull Head Creek meander through the property for over a mile. The abundance of live-water on a property this size is due to the unique horseshoe turn in which the creek makes. Well known for its crystal clear water, rock bottom, and towering limestone bluffs, Bull Head Creek has many deep blue holes that are perfect for kayaking, tubing or swimming on a long hot summer day. The creek is loaded with perch, bass and catfish. There are many accessible areas to enter the creek making for a wondferful parklike setting. Additional live-water includes Cord Spring Creek which flows into Bull Head Creek near the southeast corner of the property. Numerous cypress, sycamore, pecan and walnut trees line the creek bank, along with additional aquatic plants native to the area.

Elevation on the ranch ranges from 1,800 +/- asl to 2,040 +/- asl. There are multiple hilltops on the property that overlook the Bull Head Creek valley and beyond. These overlooks are accessible through various hiking trails and would make for a couple of fantastic building sites. The hilltops once served as strategic lookout points for Native Americans. On any given day there is a possibility to find arrowheads and other remnants from the time period. Terrain along these hill tops is rocky with many live oak, wild cherry, juniper, and cedar elm.

Electricity is readily available in the main valley with two water wells located nearby. This valley is the old location of the historic Jo Jan Van Girl Scout Camp. The campground is home to older dwellings that are prime for a restoration project. Cedar has been selectively removed in this area making this another beautiful recreational area. A horse stable is located nearby and with some effort could be restored back to its original state.

IMPROVEMENTS

There are a few dwellings that once served campers and staff when the property was an active camp. These structures have not been attended to over the years and are prime for a restoration project. An older horse stable rests on the property as well.

WILDLIFE

This ranch is an oasis for wildlife with its heavy cover and substantial amount of live water. Abundant free-roaming game include whitetail deer, axis deer, aoudad, turkey, dove, duck and hogs. A wonderful place to hunt and fish.

WATER

Two water well are located in the main valley of the property. Both sides of strong flowing Bull Head Creek for approximately 1.1 miles.
