LOCATION: This spectacular piece of ground is located in far north central Gillespie County on paved Welgehausen Road, about 15 miles north of Fredericksburg and 25 miles south of Llano in an area of highly unusual and beautiful granite mountains only a couple of miles from renowned Enchanted Rock State Park. This is about 70 miles from San Antonio, and 80 miles west of Austin in a zone of medium to large recreational ranches and several large tract subdivisions.
The tightly-held tracts in the area have survived the passage of generations of hardy ranching families, many of whom still have significant holdings nearby. This parcel has been in the same family for multiple generations as well.

WATER: Sandy Creek, a major area drainage, originates just upstream from the property, and flows thru for over one mile, creating a valley that should be a National Geographic documentary set. Rivulets of clear water cut through solid granite, tumbling into a seemingly endless series of pools up to several feet deep, some in settings that are mind-boggling. Pristine is a word that is often overused, however, in this case, it would be an understatement.
LAND: Jousting with the water for billing as the main event would be the rugged topography, with jagged hills, near-vertical granite buttresses and unusual mounds randomly scattered throughout. Views of nearby Enchanted Rock are almost mundane when compared to what one can reach out and touch on this site. Healthy populations of post oak, liveoak and elm add color to the scenery, while also providing cover for good populations of deer, turkey and varmints.
IMPROVEMENTS: An old hunting camp provides marginal shelter, and water is pumped from Indian Spring for human consumption. Spring and creek water provide ample sustenance for livestock and wild game, historically, and native grasses of the area are high in mineral and protein content.
Several hardwood bottoms are found along Sandy Creek, adding a touch of refinement that is welcome in this rugged environment. A seasonal waterfall of some 20 feet is near the eastern border, and other, smaller waterfalls are common during wetter years. The springs also create enchanting water features, with ferns, rock algae and wild onions amongst the accompanying flora.
FINANCIAL: $6950/acre, cash to sellers, who will provide current survey and basic title insurance, and 50% of owned minerals. The estimated 2007 taxes are $1,055 and the school district is Fredericksburg ISD. SUMMARY: The raw beauty of this site can only be described as breathtakingly exotic, with granite slabs punctuated by flowing creeks, springs, oak motts and brushy draws. Landmark Indian Spring flows out of granite fissures, creating a gurgling stream that cascades over large boulders into clear pools under overhanging hardwoods. Another landmark spring originates just off of the property, but flows onto the site, also creating a tranquil riparian haven that seems other-worldly as it snakes down the granite hillside into the Sandy Creek valley far below.
There can only be a small handful of properties possessing such exotic beauty within such a relatively small area, and most of them would be located in this area of springs and granite mountains near Enchanted Rock. It is extremely rare for properties this unique to reach the public market, and ownership of it should only go to the most respectful of land stewards in the true tradition of preserving the beauty and heritage of the Texas Hill Country. With that in mind, you are cordially invited for a viewing with one of our guides, and we encourage you to wear your hiking boots.
